Understanding Liens

Any contractor, subcontractor or material supplier for a building project may file a mechanic's lien on the property they worked on if they are not paid for their labor or materials contribution.  Minnesota law provides a number of procedures and conditions that protect homeowners from being the target of an unfair mechanic's lien, though only a court can determine whether a lien is valid.  In most cases, a contractor must provide written notice of intent to file a lien if the contractor is not paid.  This notice is required whenever subcontractors or material suppliers are employed.

How do I determine if a company is right for me?

You will need to do some checking. Check out the contractors you are interested in via the internet. This is the fastest and easiest way to look at several resources (resource links are on this page).  See how long they have been in business and what kind of reputation they have.  Find out if  they have an office and not just a post office box. Find out if they are using cell phones only, or if they have an office phone number. Check with the BBB and Builders Association.  Also, always ask for references.

What are some warning signs that I need to look for when considering a  company?
